Responsibilities:
Assist with lease administration.
Abstract tenant leases, maintain tenant lease files, and assist with move-ins/outs, including delivery and/or rent commencement letter memorandums.
Review tenant service requests with supervisor.
Follow up with tenants and vendors to ensure completion.
Prepare and send out property notifications.
Prepare and email invoices for monthly rents, CAM and tenant specific expenses on about 10 days before the end of each month.
Maintain tenant records such as leases, application and initial/annual income certification documentation, payment ledgers, notices and correspondence, etc.
Track certificates of insurance for both tenants and vendors, review for compliance verification and keep spreadsheets up to date.
Follow up as necessary to obtain renewal certificates.
Complete regular property inspections and assign necessary tasks to onsite engineer staff and/or vendors.
Collect monthly rents checks, record them in QuickBooks accounting system and rent rolls.
Prepare and issue monthly financial reports Assist with vendor bid process for recurring service contracts and one-time projects.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
